Is renting actually "throwing money away"โor is buying a house secretly a financial trap in Canada? ๐ก๐ธ I ran the exact math for a $425K home at a 4.5% interest rate over 25 years, comparing it side-by-side against renting. Hereโs what the numbers revealed: ๐ฐ Option A: BUYING A HOUSE โข Surplus left over per month: $1,143 โข Total estimated net worth after 25 years: $1.85 Million ๐ Option B: RENTING & INVESTING โข Surplus left over per month: $2,064 โข Total estimated net worth after 25 years: $1.97 Million While renting leaves an extra ~$120K on paper, real life isn't just a spreadsheet. Factors like forced savings, closing costs, maintenance, and tax-free capital gains completely change the game. ๐ I broke down my full Excel spreadsheet line-by-line so you can plug in your own numbers and figure out what makes sense for your financial journey! Divorced just before 2010. Paid full support payment for 15 years. Ex kept the house. I kept liquid asset. 16 years later, my networth is 2X even with a new family. The portfolio is pumping out $30k/month.

My rent is too cheap to think about getting a house

I'll always choose buy. Buy. At the end of the day, just do what is best for you. Personally, I choose to buy because I don't want to deal with rent increases, lazy maintenance, waiting forever for people to fix things, or letting someone else have control over whether I can renew my lease...
