Hands down s&p. I own two rental properties and will never do it again.

S&P500 all the way, I am not spending time fixing stuff at a rental. I already need to maintain my house and that’s enough!

Very wealthy folks generally don’t invest the majority of their wealth in equities. This graph is for those with net worth of over $30 million.

I have both real estate and investments. Have about ~30 units over 10 buildings. Being an investor isn't for the faint of heart. The first 3-4 years were good, some major renos for a couple homes (which we knew had to be done prior to purchase), had really good tenants however 2026 has been something different and the constant chasing of money becomes more problematic, extremely time consuming and we've spent more in renos this year then ever before (on things we should have had to). All this to say, we are now strategically off loading homes that are either money losing, systemic tenant issues or the build of the rental isn't conducive to building wealth. For myself, moving money into investing is far easier, even with the ups and downs, high risk, then having to deal with rentals. We aren't getting out of the rental business but being more aware of where the ROI can be better attained.
