โ Did You Know? ๐ค A Canadian ๐จ๐ฆ household buying a $1 million home today may need a household income of roughly $250,000+ to qualify once mortgage stress test rules are applied. Market Outlook ๐ฐ When I bought my first home, the biggest hurdle was saving for the down payment. Today, for many Canadians ๐จ๐ฆ, it's qualifying for the mortgage in the first place. That's why I think this affordability discussion matters to investors. A home is often our largest asset, but building wealth doesn't have to start with real estate. Consistently investing in quality businesses and diversified ETFs can help grow your net worth while keeping your options open. With mortgage rates still elevated and affordability stretched, I expect many Canadians ๐จ๐ฆ will continue balancing homeownership goals with investing in the market. For long-term investors, periods like this are a reminder that financial flexibility can be just as valuable as owning a house. Building assets that generate cash flow and compound over time can provide opportunities and choices, whether that's buying a home, retiring comfortably, or helping the next generation. Question for you โ If you were starting from scratch today, would you prioritize buying a home first or building an investment portfolio first? โ This post is for educational purposes only and is not financial advice. I'm young still at 37... I don't own and living in BC it seems very difficult as a single person so I continue to focus on growing my investment portfolio

We need a place to live unless we choose to be homeless, and I don't want to do that. We can't live in a stock, folks, so we gotta pay for shelter whether it's rent or buy. Just do what's best for you folks :)
